Church Street

This is a major remodel of a dark, scruffy 1916 bachelor flat (second floor of a 3 story building) above Dolores Park.  Six walls were removed to open up the space, while saving the original coffered ceilings with creative engineering.  The bath was relocated from the front (windows with a Bay view) to behind the bedroom, and the kitchen was reoriented and opened up to the dining area and newly revealed views.  A small rear porch was leveled out and finished to house the laundry and refrigerator; this and the down draft stove hood creates a very clean look.

Perimeter hydronic heat and heated bathroom tile floor replaced a wall heater.  Finishes include Sunset marble tile in the kitchen and French limestone in the bath.
